THE NEW YORK TIMES BESTSELLER. A STANDALONE NOVEL that does NOT need to be read in conjunction with any other book.

From New York Times bestselling author, Penelope Ward, comes a friends-to-lovers story with sexy new characters.

After getting dumped, the last thing I needed was to move next door to someone who reminded me of my ex-boyfriend, Elec.

Damien was a hotter version of my ex.

The neighbor I'd dubbed "Angry Artist" also had two massive dogs that kept me up with their barking.

He wanted nothing to do with me. Or so I thought until one night I heard laughter coming through an apparent hole in my bedroom wall.

Damien had been listening to all of my phone sessions with my therapist.

The sexy artist next door now knew all of my deepest secrets and insecurities.

We got to talking.

He set me straight with tips to get over my breakup.

He became a good friend, but Damien made it clear that he couldn't be anything more.

Problem was, I was falling hard for him anyway. And as much as he pushed me away, I knew he felt the same...because his heartbeat didn't lie.

I thought my heart had been broken by Elec, but it was alive and beating harder than ever for Damien.

I just hoped he wouldn't shatter it for good.

Author's note – Neighbor Dearest is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for readers under the age of 18.

I love this author, and really loved this book. You need to read Stepbrother first, to really appreciate this love story. Can'r wait to read Tylers story. I would suggest reading Roomhate as well. All of them are great!

Penelope Ward has created another lively page turner that is heart warming, funny, romantic and at times heart stopping. A push the button, must read. I can't wait for Ty and Jade's story, they just keep getting better.

I really enjoyed Neighbor Dearest, it was really funny, but also super cute and sweet. I enjoyed the storyline and thought it was very interesting. It didn't suck me in as much as Stepbrother Dearest, which I think I liked a little better in the end. It made me sad when Elec was mentioned cause anytime he was mentioned it was usually Chelsea or Damien talking bad about him. I obviously understand why he was not well liked, but it still made me sad. I wish there would have been more with him at the end of the book, but I'll take what I can get. I loved Damien. He is such a hoot and I loved his interactions with Chelsea, especially towards the beginning of their relationship. We also got to see the adorable sweet side of him as well which is always nice. Chelsea is super sweet as well and I liked her a lot too. I liked that we got a lot from them once they're actually together, especially since we didn't get a whole lot in Stepbrother Dearest. I'm really hoping their for sure is another book that is about a certain brother and a certain sister especially with everything at the end of Neighbor Dearest. That seems like it would be a good one!

"God made you for me."  Just let those words resonate. That's really the whole meaning of this wild romance. Chelsea (Elec's Ex) hasn't had it easy. After losing her love to his stepsister. She's lost, even chooses therapy to get through. But what she didn't expect was Damien to appear out of nowhere. And the DD's who become a huge part of her life. When one loses love, they tend to be on the fence of every experiencing it again. Damien and Chelsea go through so much through this story. It does span over a few years. It's not rushed, it's not an insta-romance on the spot. It builds, the character development is on another level. You somehow connect to these two souls on a deeper level. Ward, just creates these stories. Their like little packages, given to the reader. To enjoy and be immersed in their world.  I was listening with anticipation. Wondering what was going to be around the corner with these two. It's just as steamy as the first in this series. And Damien is such a horn dog. And well Chelsea isn't far off. What else I like about how Ward writes these books. You don't get a glimpse into the male character, till the very end. It keeps the mystery there and you're in the same boat as the main POV.  The narration was great and I loved the voice she gave all the characters, throughout this story. Overall, I give this Five Boundless Stars. It's a wonderful story of blind faith and the love that lies right in the forefront.

Chelsea’s neighbor Damien has two dogs that bark and keep her awake. Going to the manager’s office, she finds that the neighbor is also the manager and owner of the complex. He is a spray painting artist and has decorated the walls of the complex with his art. At first, she thinks he is rude and calls him the "Angry Artist" but the more she is around him, a friendship develops. Damien tells her he will not get serious about any woman but Chelsea hopes she can change his mind. She wants more out of their relationship and wonders why he doesn’t. She knows he is attracted to her so what is the problem?

Anyone who I talk books with knows I am hanging on to the new-adult genre by a tiny thread. It's just becoming too full of unnecessary relationship drama and surprise pregnancies that promise to make dysfunctional relationships all better. Oh boy...if these kids only knew. Neighbor Dearest may start out with rudeness, agnst, and sexual interest towards the "bad boy", but it finishes up with Penelope Ward's attention to detail when it comes to complicated human emotions and the unfortunate bombs that life throws at us. Fans of the new-adult genre won't be disappointed though. You've got the classic cover art, age-appropriate characters for the genre, major life choices that would be difficult for any age to make, and incredibly sexy and intimate moments. Neighbor Dearest is a winner in my opinion, even though it ends with a typical new-adult eyeroll (for me anyway), but it's all good. As long as Penelope Ward is writing these characters, they'll be OK. Check it out!

Even though this can be read as a standalone the main character is Elec's ex, Chelsea, from Stepbrother Dearest. If you haven't met Elec yet, go meet him NOW! Chelsea finally moves out of the apartment they had shared and is trying but failing at trying to move on. But it soon is easy to forget him when all you can think about is your Angry Artist neighbor :) The interactions between Chelsea and Damien are absolutely hysterical with the way they bust on each other. I did not see the "twist" coming and it really makes you think about what you would do in that situation. I really enjoyed the story and Floved the ending!

I read a lot of great books. Great characters, great story line, great writing and they are just great. Those are four star reads to me. The five star books have that something extra, something undefinable that just makes a book better. That's this book. I loved the characters in this book. Chelsea lost the guy she was expecting to propose to her. He breaks her heart and leaves her for another women. She's picking the pieces up and trying to carry on. A new place without the memories of living with Elec helps. The phone therapy sessions are supposed to help. Time should help. But nothing helps as much as the distraction of the angry artist living next door with the barking dogs. Chelsea is broken but still trying. I loved that about her. I loved that she went next door to demand the neighbor deal with his barking dogs. I love that she stands up to the sexy angsty Damien. And Damien? Yeah he's seriously yummy. He doesn't do relationships but he so wants to with Chelsea. The connection between them starts as enemies and grows to friends but Damien won't let it be more. He's secretive and brilliant. I love how protective he is. I love how he jumps to help Chelsea. He just won't let it be more. There was some jealousy in this book that may be hard for some. I was okay with it. There is a point where I wanted to demand he explain himself. Here may have been yelling at my book. But when I finally learned his reason, it made perfect sense. It fit him so well. And I just loved him more. There are books you read straight through and then there are books that your life won't let you read straight through but you would if you could. They're the kind that you sneak a chapter at every small break because you just want more, just need to know. That was this book for me. I so enjoyed it and highly recommend it. This book has that little extra that takes it from great to perfection. I loved it all and just wanted to settle in the pages and stay there. It's a book I would love to re-read just because I want to hang out with these characters again. A book with that undefinable extra something that takes the story to the next level!

Whoa, first let me say that I have found a new to me author, this is the first book that I have read by Penelope Ward, but it will definitely not be my last. I read the blurb, the book sounded great, so I took a chance, but it was so much more than I expected. So loaded with twist and turns, that each time I thought I had Damien figured out, another curve ball was thrown my way. Great writing, fantastic characters and I loved every single page of it. The main characters are Chelsea Jameson and D.H. Hennessey better known as Damien, also known as the "angry artist". Recently dumped Chelsea has no desire to get mixed up with another man, but she has no problems becoming friends. Well that also doesn't come easily, especially with Damien and the Double D's, his two very big and very loud dogs. But what happens when Chelsea decides she want to be more than friends, lets just say she changed the story!! I don't want to give any spoilers, I just have to say this is a fun, witty, romantic, happy, sad, and emotional read filled with love and unicorns, what more could you ask for?

A year has passed, but Chelsea still struggles to move on after her heart was broken by the man she loved. She doesn't understand what happened and believes something is wrong with her. Everything changes when she moves to a new apartment and meets her neighbor, Damien H. Hennessey. I loved Neigbor Dearest! The story is fantastic and I couldn't stop reading! It hooked me from the first page! I loved how Chelsea and Damien's relationshop developed from friends to lovers. I loved the hilarious banter between Chelsea and Damien, the drama, the hot steamy scenes, and the little mystery. This book has everything! Chelsea is a strong, smart, funny, sassy, and independent woman. She loves her job at the youth center. However, her self-confidence took a huge blow after her ex dumped her. Although she is afraid of her heart being broken again, Chelsea wants to follow her feelings for Damien. I loved that about her. Damien is a very mysterious man, full of secrets. He is sexy, sweet, funny, and sarcastic. Oh... Did I mention he's smoking hot? He made me swoon several times and I couldn't help but fall for him. He has his reasons for not pursuing a relationship with Chelsea, but I'm glad he decided to throw caution to the wind and follow his feelings. Once again, Penelope Ward gives us a phenomenal book! Her writing is perfect and she has the ability of making the reader connect with the story and the characters. This is a friends to lovers romance that will make you laugh, cry and swoon. P.S.: I loved the Double Ds!

3.5 STARS! I LOVE Penelope Ward. She is one of my favorite go to authors. That being said, Neighbor Dearest was not one of my favorites from her and I am so bummed that I didn’t love it. It has been getting some great reviews so this could be the case of it’s not the book but me. Penelope is known for giving us some of our favorite book boyfriends and Damien is no different. I loved this “Angry Artist” and even more so digging deeper to find out what was beneath his outside layer (secrets and all). Damien is pretty straightforward from the get go letting Chelsea know that he is not looking for anything more than friendship and these two begin a friendship through a hole in the wall and with the assistance of the Double D’s (read the book to find out more about the Double D’s and it’s definitely not what you are thinking!). I absolutely love the push and pull in a friends to lovers story. I love that Ms. Ward gave Chelsea her own story as many of you may remember her from her book Stepbrother Dearest as she was the ex girlfriend of Elec. Chelsea certainly deserved her own HEA. This book was good and there were definitely some emotional parts in the story that touched my heart. However, I felt like I was missing something while I was reading…like I just wanted MORE. More emotional, more connection – I felt like this story somehow felt lacking. I didn’t love how sex was so overdone either. While I enjoy heat in a book, often times I prefer the epic romance vs. the physical aspect of the relationship. Again this is my opinion and just how I felt while I was reading this book. I will continue reading Penelope Ward books as she is without a doubt one of my favorite authors. This one just fell short for me

YES. Whatever you love in a contemporary romance, this book has it! This book has a much different tone than the other Penelope-books I have read; this was a lighter story all-around, but no less intense. Or smoking hot. Or emotional. Or peppered with little laughable moments. Sigh...I really liked this book! I loved that the characters were realistic. They spoke and behaved as real people do, and even dealt with some pretty heavy issues, like real people do. The bone-deep, soul-deep love these two had for each other was so endearing. Their little declarations of love to each other throughout the story really got me. All in all, this was one of those wonderful books that sucks ya in and makes you stay up late reading. I DEFINITELY recommend it! ***I received a copy of this book in exchange for an honest review***
